Financial Assistance for Homeownership

State and federal development banks provide support for home ownership through low-interest loans

"Planning is everything."

An interview with financial aid advisor Florian Kurth—representing NRW.BANK.
How can people become homeowners despite high interest rates and high purchase prices, and what financial aid options are available? The federal development bank KFW also supports home ownership and energy-efficient renovations.

Familienportal.NRW: Interest rates and construction costs are currently high—what public subsidies are available to help families in North Rhine-Westphalia still fulfill their dream of owning their own home?

Florian Kurth: A family project of this magnitude needs to be financed. The state of North Rhine-Westphalia and NRW.BANK are providing support by offering low-interest, long-term promotional loans for new construction, the purchase, and the renovation and modernization of existing properties.

Who is eligible for housing assistance from the state of North Rhine-Westphalia, and what requirements must be met?

People with low to moderate incomes can receive highly subsidized housing development loans from the state. These loans have particularly low interest rates, long terms, and offer repayment relief. In addition, NRW.BANK offers its own subsidy programs with attractive terms, subject to moderate income limits. For the NRW.BANK.Wohneigentum program, we have raised the income limit, thereby making the program accessible to households on the income threshold that previously could not benefit from this support.

How can individuals determine whether they are eligible for financial assistance?

It's very simple. Using the interactive eligibility checker provided by the state and NRW.BANK, interested parties can get an initial assessment of whether their case meets the requirements for funding.

„Energy savings of over 60 percent compared to the pre-renovation condition [are] very much possible. ”
Why is energy-efficient retrofitting of older existing buildings so important, and are there any incentives for this?

Modern living spaces are characterized, among other things, by energy efficiency. This is not only good for the environment but also results in significant cost savings. If a building has comprehensive, modern thermal insulation and efficient building systems that utilize renewable energy, energy savings of over 60 percent compared to an unrenovated building are very much possible.

What personal advice would you give to families who are considering a construction, renovation, or home-buying project?

Planning is everything. It’s the most important thing; otherwise, the dream of owning a home can quickly lead to sleepless nights. And be sure to inquire about public subsidies before signing the purchase agreement and starting construction. For public housing subsidies, the local approval authorities will determine your eligibility. For other loans, your primary bank will handle this. Otherwise: Keep your cool. Building or renovating a home can take time and require a lot of energy. But in the end, it’s worth it.

Thank you very much for the interview.
